These objectives will include maximizing operating revenue and maintaining the value of the community. The Property Manager will conduct all business in accordance with policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. The Community Manager is responsible for the day-to-day operations of the community. They are expected to build a strong team with common goals and objectives. Community Managers perform the following duties personally or through subordinates. Responsibilities include: Handling all prospective phone calls and obtaining appointments Greeting, qualifying, showing and closing prospective residents Processing applications Preparing move-in packages and lease paperwork Inspecting ready apartments Conducting resident move-ins by reviewing and executing lease and addendums Recording traffic and leasing activity Ensuring daily that the grounds, tour routes, models, leasing office and other community amenities are open and "show" ready Assisting with outreach programs Conducting monthly market surveys Maintaining on-going knowledge of local market & market trends Posting service requests Encouraging & promoting resident retention and renewal programs Processing move-out files Ensuring curb appeal of community Keeping up-to-date Essential Functions: Resident Relations and Retention Marketing/Leasing Leadership Personnel Administrative Financial Maintenance Minimum Qualifications For Community Manager 5 years experience in property management; 3 as on-site property manager. Must have supervisory experience. A successful track record of opening new apartment communities is preferred. Must have OneSite experience or existing knowledge of Property Management software. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Fair Housing certification.
